Auction Terms and Conditions for Spanish Auctions held in Spain
1. Successful purchasers will pay a reservation fee of 3000 euros to Direct Auctions OR by way of proof of the fee lodged in your lawyers account and sign the reservation contract. Completion is usually within 28 working days (6 weeks) thereafter unless specified otherwise.
2. All properties are sold subject to a reserve price. Where guide prices are provided, they are as an opinion only, they
are NOT to be taken as the reserve price, which may or may not be the same as the guide price. Guide prices are
subject to amendment at any time. The reserve price is the lowest price the Vendor will accept. This is agreed
between the Vendor and the Auctioneer, is confidential and not disclosed to other parties.
3. The Auctioneer’s word is final
4. On the fall of the hammer the sale becomes a binding contract between the Vendor and the Purchaser.
5. Anyone wishing to bid on behalf of a client should let the auctioneer know beforehand otherwise they will be
deemed to have purchased the property and not the client.
6. Purchasers must produce identification such as a current valid passport or drivers license
7. All reservation fee cheques should be made payable to Direct Auctions SL OR proof of the fee lodged in your lawyers account by way of letter from your lawyer to be made availabel to Direct Auctions
8. Reservation fees can be paid by cash, visa, bankers draft, personal cheques and euro traveller cheques
9. Any changes to the catalogue will be announced in the auction room. Purchasers are deemed to have purchased
with the full knowledge of this information.
10. If you are unable to attend the auction personally you may instruct the auctioneer to bid on your behalf by proxy.
Proxy forms are available from the Auction House and must be accompanied by a cheque for 3000 euros or a
lawyers letter stating the reservation fee is held in their account and will be released should you be successful.
Online bids can count as proxy bids providing the above steps are taken with respect to the reservation fee.
11. Telephone bids are also accepted with the reservation fee held by the buyers lawyer.
12. All buyers are deemed to have accepted the particulars of the property as offered in this catalogue. However, if the
particulars differ from actual fact, the buyer has the right to a full refund of his reservation fee.
13. If the property does not pass its survey or there are further undisclosed problems with the property documents,
buyers are entitled to a full refund of their reservation fee
All properties can be viewed before auction by appointment.
All property documents are available for inspection before auction
